    Supplemental Capital

Gap Funding for Real Estate Investors

Supplemental capital for the part of the deal your primary financing does not cover.

Gap may complement Hard Money or DSCR financing and may help address eligible capital needs such as a down payment, closing costs, rehab or construction, reserves, earnest money, furnishings or setup, project overruns, interest reserves or carrying costs, and other eligible deal costs — helping preserve working capital where the financing structure permits.

    Choose your path

Two ways to access Gap capital

You do not need to know which structure fits before you start. Pick the path that matches your situation — the Capital Stack path evaluates every eligible tool through one universal pre-qualification.

    Secured Gap Capital

    Second-Position Cross-Collateralized Gap Loan

Use available equity in a separate rental property you already own to secure larger amounts of gap capital.

    Universal Pre-Qualification

    Capital Stack

Need additional capital but not sure which structure fits? Complete one Gap Pre-Qualification and we evaluate the available Capital Stack tools — including Term Loan Stacking, 0% Credit Stacking, HELOC, Business Line of Credit, Debt Consolidation, and other eligible Gap capital tools — based on your deal, credit profile, income, business strength, available equity, and other qualifying factors.

    Secured Gap Capital

    Second-Position Cross-Collateralized Gap Loan

A real-estate-secured gap solution. The collateral property is a separate rental property already owned by the borrower — the second lien is not placed on the new property being purchased. The existing first mortgage on the separate property can remain in place, and the new gap loan sits in second position behind it.

    Capital Stack

    Capital Stack tools we evaluate

These are educational explanations of the Capital Stack tools that may be evaluated after you complete the universal Gap Pre-Qualification — they are not separate products or applications. Expand any tool to learn what it is, when it may be useful, key qualification factors, and a major advantage or limitation.

    One pre-qualification, multiple possible tools

How the Capital Stack path works

You complete ONE Gap Pre-Qualification describing the deal, the capital need, and your financial profile. We then review which available Capital Stack tools may fit — you do not choose a specific tool before pre-qualification. After review, a Green Fire Strategies financing specialist follows up to discuss the option or combination of options that may fit your situation. This is a review, not an approval — no funding, amount, or 100% financing is guaranteed before underwriting.

    How it works

    Three simple steps

    1. 1

      Complete the Pre-Qualification

Tell us about the deal, the capital need, your credit profile, income and business profile, and available assets.

    2. 2

      We Evaluate the Available Options

We review which Gap tools may fit the borrower and the transaction.

    3. 3

      Review the Structure

A Green Fire Strategies financing specialist follows up to discuss the available option or combination of options. For the Second-Position Cross-Collateralized Gap Loan, the borrower instead completes the dedicated application.

    Important considerations

Before you rely on Gap capital

    • Availability varies by borrower, property, geography, and transaction structure.
    • Compatibility with primary financing must be confirmed — borrowed gap capital does not automatically satisfy a senior lender's liquidity or source-of-funds requirements.
    • Eligible gap capital may sometimes be structured to help cover interest payments or carrying costs during the project, potentially reducing the amount the investor must pay out of pocket for debt service during that period — where permitted by the applicable financing structure and primary lender. This does not eliminate all borrower cash requirements in every transaction.
    • Borrowed funds must not be disguised or misrepresented as the borrower's own funds.

Ready to apply for Gap Funding?

One focused application. No cost and no obligation. Standard real-estate applications require no credit pull to request terms; Gap, Business, and 0% Credit Stacking use a soft credit pre-qualification.
