Estimated capital gap = total transaction need − primary financing − earnest money already credited − borrower transaction cash − other verified funds. Borrowed gap funds are not borrower liquidity, cash reserves, required equity, or proof of funds unless the applicable senior provider expressly permits that treatment.

Formula: Gap = (Purchase + Rehab + Closing) − (Primary loan + EMD + Borrower cash + Other funds).
