Our approach is built around the deal: one inquiry, multiple potential financing paths, and a capital-stack review that considers the primary loan, borrower capital, and potential supplemental capital together.
Green Fire Strategies helps real estate investors make sense of complex financing decisions. We review the property, numbers, timeline, experience, liquidity, and intended exit, then help identify and organize the financing structure that best supports the investor's goal. The lowest stated rate is not always the lowest total cost — we compare leverage, points, interest, hold time, prepayment terms, closing costs, reserves, and exit strategy so the financing structure makes sense as a whole.
